Like many of you I myself am a real estate agent! With the landscape of today's interest rates how would you go about marketing a property for sale that has an assumable loans? Are you aware of any restrictions in place? Looking forward to any and all suggestions and advice!

Hello BP community! What advice would you give to an investor starting out in terms of location? Of course the adage is "if the numbers work" but what areas inside 1604 do you think with will grow the fastest or be the best to consider for flipping for homes under 400k ARV

Hello BP community! It seems quiet often that you hear stories of contractors running off with down payments, not pulling permits, not finishing work. What are some of the more effective means by which you vet new contractors? Furthermore have what trade groups or forums have you found reliable contractors from if not simply driving around to see active rehabs in a neighborhood?

With rents seemingly being lower than national averages how have you made SFH work for long term rentals in San Antonio? What helps in the most in creating cash flow; location, loan program, etc? TIA
