Tip of the day: Always check your insurance coverage on your properties to ensure you are getting the coverage you want whether it is replacement cost or actual cost of something other. I have found that Allstate ( or at least my agent) appears to be very flexible.

Some may know already but Home Depot offers the Pro Xtra account that lets you assign purchases to specific properties, if you spend over 1500 you can request to send to bid room for a discount. My average discount is 12%.

For any one interested in cheap properties in Toledo one resource is the Lucas County land bank.  The neighborhoods vary and most properties require significant rehab but hey also sell remodeled homes for owner occupants. I purchased a 3,700 square foot duplex on the river for $5k.  It was built in 1855 and needs complete updating except for the roof (newer) but it is structurally sound.  Please note that they land bank has rules and. Rite road that need to be met. An example is 1022 N.Superior St. which is the definition off Zombie house.

Thank you to all of those that are interested in forming a small subgroup. I will be reaching out shortly with contact information and a forum for communication. As investors a big opportunity is knowledge sharing. I have developed my own list of good and bad contractors, Lucas County resources, thoughts on how to insure properties, and what I can community property management.  Sometimes you just need another person to sound things off or in an emergency  can drive by a property and provide another opinion. In addition, I have my own storage of excess renovation items that I can donate, trade or sell.

The final purchase price was below base and was agreed before contract. I was able to get a breakdown of all of their costs with the house and negotiated out their markups

I brought in a close out community in North Texas one year ago and got the builder to reduce his price by $60k.  if it was now I would have demanded more concessions. I would be firm in my ask and be prepared to walk.
