I buy empty lots but only if the price is right and it meets additional criteria. It has to have some outstanding feature that makes it desirable. For example it is waterfront, is a flat cleared lot next to a tourist attraction with insufficient parking, it is positioned next to a church or other type of building that may need overflow parking, in between to meticulously maintained houses, or in an amazing school district.

Currently as long as you are classified as a passive investor you can only reduce your expenses by your passive income which you currently don't have. Until you can generate income you need to become classified as active so at least your losses can reduce your tax liability on your earned income.  Consult with your tax advisor on the requirements so you are compliant with tax laws. This is a short term consideration as you work through our issues.

It is similar in that getting good contractors are hard and are cherry picking. It is worse in that the After Repair Values are much lower so you cannot afford to over renovate because you may not get your money out. I typically like midgrade finishes but because of that I am having to search the discount outlets.

I am in the process of doing the same for a 2/1 1,200 SQFT that needs a lot of the same but my budget at the most is $15,000. I am serving in the GC role as well as doing my own demo since it has such a small footprint. Demoing helps me learn about the ins and outs of the house. The other work is being subcontracted out to a small group of handyman that I an watching like a hawk. I find opiecing it out allows me to get a much better price. I also use HomeWyse.comn to help me with what I should pay. I requested a home warranty with the sale which is helping cover some costs.

I would offer to cover part of the internet expense of one of my good tenants and set up wireless cameras on the outside to capture the common areas and post signs. 

You can move the property into an LLC to shield your identity.

Bad, angry, violent tenants threaten landlords. Drug dealers are businessmen and will go where they can conduct their business with the least disturbance. You have to make your property less desirable for that element. Install very bright led lights on the outside and in common areas.
