I suggest the following if you or designate can't physically visit the property...

1. Using Google earth to see the map and street view keeping mind it may be a few years old.

2. Check to see if the local tax assessor. Some have permit info as well as updated satellite photos.

3. Request a local real estate professional do a video walk through.

4. Call the local utilities database on the property.

Try visiting the local remodeling stores like Home Depot, Lowes, etc.to ask for their contractor lists. While there you may want to talk to contractors in the store.

You can try Midland Title and Escrow. I use their downtown location.

The last appraisal I had done the contract with the company had some language slipped in that asked me to agree to have them share it on some kind of national database. I declined because I didn't see the advantage to me,it didn't get me a discount and I thought it was pretty sneaky. I will see if I can find the contract.

See if mentor can intercede on your behalf. If not I would  immediately have a meeting to layout future expectations and issues that need to be corrected.  I would document the meeting.  If he doesn't perform immediately terminate the contractor taking pictures of the unfinished work and issues.

Metal ducts are more expensive but if you have short runs, no crazy turns and conditioned space it last longer. Flexi ducts work well but I would go metal under right conditions.

Be wary may increase property tax value.

Brooke street offers opportunities but you would need to partner with a local person and "Paul Leonard Kersey" to ensure your success. Without Paul it would be tough.

I wouldn't change anything at 55 starting at 33 other than worry less and enjoy the journey more to being rich.

1. Save as much as you can. 2. Invest in stock funds. 3. House hack if you can. 4. Always put best foot forward at work. 5. Find mentors.
