Thank you for sharing your story. I live by the Golden rule. Some of my friends, family and my supervisor tells me it's one of my biggest faults but I disagree with them. Even when I'm in need of help I still find ways to help others.  Helping others gives me a joy money can't buy.  Call it what you will carma luck or God's grace as long as I help others my problems seem to fix themselves or at the very least don't seem to be as bad as the person I'm helpings problems. Which in turn makes my problems manageable. Thank you Micheal for your informative and inspiring life story.

I don't think we have a ton of 18 year olds on BP or around Tulsa and I don't know very many anywhere that would be motivated to get off there parents couch! Lol (especially a few of my nieces) All jokes aside it is nice to know we have one that at least cares about ones future. Glad you choose to join BP. When I was 18 all I could think about was getting the hell outta Oklahoma so for four years I traveled the world on Uncle Sam's dollar. Then I figured out Oklahoma wasn't as bad as I thought. I grew up in a MHP and no laundry would be a bad idea. Great for apartments but not for mobiles especially if you going to have newer homes. In my opinion a big tornado shelter or shelters and a park for the kids. That will attract better renters and add to the overall character. My brothers and I would have went insane without a park to play at. Do kids even get out of the house anymore? Lol

Feel free to ask me anything mobile related. I lived in a park for ten + years and I currently live in a manufactured home on my farm. I've rebuilt them and demolished them. I'm just now digging into the business/investment side of parks.

Oh I forget to ask you a question. Why would you want to invest in that OKC red dirt? Come over to the east side and invest in some good old dark oil soaked Tulsa dirt. Lol

That's a great last name Daniel. Lol

Believe it or not asbestos still isn't banned in the US. That said pre 1980 homes have a higher chance of having asbestos in them. I've found it in two out of three investment properties. Didn't know untill it was to late. It's not really any concern until you disturb it. That's when it becomes airborne. Fun fact for you almost everyone alive in the us today has breathed it in especially if you live in a big city. I worked on emergency generators for EA6b prowlers in the Navy and used to change out the break pads inside them turns out guess what yep asbestos. My point to all of this is learn to identify it (Google is awesome) and then leave it be and if you have to remove it call in the pros. I personally wouldn't let it keep me up at night. If you have any questions let me know I've had some training on the subject. I work in the oil and gas industry and we deal with it quite often unfortunately.

Well I'm not an expert by any means but it looks like to me you either need some of your own money to throw at this or try to get it for a better purchase price. I'm almost certain a hard money lender is going to require you to have some skin in the game since there's not a whole lot of left over meat on the bones. :-)   Maybe a more senior investor could give you better advice but this is my observation. If it were my deal I would say pas simply because I've done enough remodels to know that you could easily uncover a 5,000 hidden cost (Or way More) I'm not trying to scare you off but my risk tolerance could be way less than yours.  Hope this helps.

I was stationed in Oak Harbor Washington and I know for a fact if you had the land for an RV park you could make a huge profit. 

Thanks for the information.  I would love to own an RV park but I had storage on the mind. If I had true lake shore line property It would be a viable option but I own river/lake bottoms land. Currently I have about 8 acre's under water. We've had record breaking rain this spring. I have a five acre field with gravel roads surrounding it on three sides that could easily be turned into storage area for boats and RVs. I'm 1/10 of mile off the highway that leads to two lakes. One of which is currently flooded onto my property. The other is a 20 minute drive.  I think it would be attractive to people simply because I live within about two miles from two different boat ramps and a campground and the highway is about the only route to get the other larger lake to the east from a few larger cities to the west of my little town.  But I would have to sacrifice my wild flower meadow. Lol

@Omar Gonzalez I think a lot of investors overlook Oklahoma. OK City is booming and Tulsa has great opportunities for any type of investor.  My brother just picked up a house in Sand Springs that was recently flooded by our record smashing rain fall this year (100 year flood plain got hit) he will have around 50k total in it and could make a 100k profit if he were to sell it.  My uncle is making a super nice profit on his airbnbs in Tulsa and has been flipping houses there for 15 years. Tons of multi family ready for the taking.  Venture a little further out to the surrounding metros and the sky's the limit. We make a trip every 6 months for my sons med appointments to OK city and it has been blowing up for the past 4 years. Every trip we spot houses and commercial buildings springing up like the weeds in my garden.
