MHP design best practices

Hi.  

We are under contract on a piece of property for a MHP development.  Our ultimate goal is to be in the lot rental business, though we will probably have some park-owned homes up front to kick off the development.

We inherited quite a bit of due-diligence from the prior owner, including some proposed plats and plans, etc.   The lots he had drawn in were roughly 40-42' wide by 90-120' feet deep (depending on the location in the property).   

Is this a good size?   If not, what should we be looking at?  

We would like this to be an upper end MHP development, to generate higher lot rents.   There are any number of what I would classify as lower-end parks in the surrounding area.  

Does the typical mobile home have laundry inside each home, or is a central laundry facility a good idea?  

Any help/suggestions you could provide would be very much appreciated.
