Got an email from Appfolio, I do screening reports through them. They are not going to show Evictions filed during the pandemic.

"Given the risk to businesses considering eviction records during the effective dates of the legislation referenced above, AppFolio will no
longer be reporting Landlord Tenant records (i.e. eviction records) created and/or filed from March 1, 2020 until August 31, 2021 on our
screening reports effective immediately"

Cleveland Did an amazing job getting rental assistance to struggling tenants ( I helped get 15K of rental assistance to clients), and they still moved forward with Evictions for Problem Tenants( like the Drug dealer waving a gun at my other tenants)

So in Cleveland, If you got evicted in 2021/2020, you really earned it. I can't screen tenants with a year gap.

Has anyone else seen this? Is this only for appfolio and experian? Will corelogic and Mysmart move still provide that info? They say local rules and regulations prevent it. Does anyone have a guide on where eviction records will be sealed?

That's the nature of parma. They're pretty fair with their rental inspections so call them up and ask them specifically what would satisfy their requirements.

You may just have to bite the bullet, and get them replaced. Your property manager should have a few good roofing contractors to recommend to you.

@Adam Rogers  Find yourself a realtor. Don't be pennywise, and pound foolish. The realtor commission is nothing compared to the additional benefits and sales price.

@Dennis Maynard I'm going to add my hometown to the list: Greater Cleveland.

Pros:

Low cost of entry

High demand for rentals

Relatively High Cap Rates

Strong economic drivers, and set to benefit from more remote workers

No hurricanes/ Good football team.

-Cons

Cleveland itself has mandatory lead testing ( mixed bag there) But that's only Cleveland proper

Aging Housing stock, so more maintenance

Cleveland proper is tough for evictions

There's a lot of opportunity in our inner ring suburbs and Cleveland itself.

This is a tough one. A good contractor is very hard to find. So a lot of investors and property managers keep their best guys close to their chest.

Tattoos don't matter, kids don't matter. Provable income and how they would treat the property do.

Give them a rental application. Don't deny them because of family status. You can deny them because they were unpleasant and they would have to show tax records on the business, or you can deny for not having an income.

Follow fair housing guidelines.

I've been using liquidator. Places that buy overstock, damaged packaging, ETC from Home depot/ Lowes. 

You probably won't get basics like lumber, but you can get tile, flooring, lights, faucets at a discount. Every Penny Counts.

I wouldn't say it's the best choice, but if you're credit is real good, you can get personal loans from banks. Interest rates are high, but you can use them as cash. 

I bought 3 properties using personal loans. Very risky, but they worked out.

Get a realtor. They'll know the areas, they'll walk the property and video call for you.
