The best advice is to talk to a lawyer.

Just this week, spending $200 talking with a lawyer, saved me several thousand dollars.

Find a good one and keep them on speed dial.

Nothing yet, but I'm having more and more people ask for it. apparently the hospitals in Cleveland need the same service. I had a guy who wanted to use the property as partially a Airbnb and partially short-term residencies for hospital staff.

at this point, It's tough to invest in Little Italy with a cap rate focus. It's very popular in cleveland, there is a lot of new luxury building, and international students are renting there.

You buy in Little Italy for appreciation and stability.

Anybody ever done temporary housing for insurance companies? How was your experience? Would you do it again?

How much extra did they offer for rent?

Is focusing on housing for insurance companies a viable model?

I do the same thing as ERA. Property managers build relationships with contractors over years. We'll get better pricing, and we know our contractors will actually get the job done.

I get the most Leads from Zillow. It used to syndicate my listings from the MLS, and then they put up their paywall.

I signed their fancy Rental Listing Agreement, now Listings won't syndicate from the MS or my management software.

I'm stuck paying the retail price, and duplicating listings.

Anybody else having this issue?

look into opportunity zones. Cleveland has a few. They allow for you to avoid capital gains taxes.
