I invest in Iowa. A lady from London came across my website with a home for sale in your area. I'm not looking for anything but to help this lady. Are any of you a buyer or wholesaler who could help her. She sounds highly motivated.

Most markets are saturated with wholesalers because that is what most Guru's are pushing on people as quick easy money. If you want to continue the wholesaling model, you've just got to be better than the others. I personally prefer a more stable cash flow strategy but if I were to wholesale I would go to every local REIA meeting with in 100 miles (which I do) and ask who the rehabers are and then ask if they know any other rehabbers. I've found more quality team members, partners and buyers this way than any other tactic. Picking up the phone and finding out who is who in your market. There are always a couple big players and once they see you and know what you are doing they will start sending work your way. That has been my experience at least. Try using the "Meetup App" to find local RE and Entrepreneur groups in the area. That's a place to start. I'm sure there are tons in your city especially.

So you don't want to put a property under contract until you have a buyer and

you don't want a buyer until you have a property under contract?

Isn't that like saying I don't want a saddle until I have a horse but

I don't want a horse until I have a saddle?

What am I missing? You have to start somewhere.

Your on the right track @Rhonda Shrum keep it up but remember that no price can be placed on the value and saved time that a good mentor brings. My mentor will be giving a class in St. Louis next month. If you have time I may be able to introduce you and get you free admission.

You can do a reverse lookup on the property to find out the address of where the owner lives then I send them yellow letters in party or wedding invitation sized envelopes. This has gotten by far the best response rate for me. There is a company that can do all this for you. Go to yellowletterlady dot com and keep the letter simple!!! " Hi Seller,  My name is ___. I would like to buy your property on 123 main st, please call 867-5309"

What kind of buyers are you looking for?

Are you a wholesaler and your looking for rehab buyers?

Are you looking for buyers who want turnkey properties?

Are you looking for lease option buyers?

Two BP tools that you should use to find all the contacts you'll need for what your looking for. Keyword Alerts and Find Members. Set keyword alerts for the citias and type of investing you want to hear about. With Find members you can which BP members are closest to you within given mile radius. I start by contacting the pro and plus members first. Good Luck
