Hi BP

I'm hoping someone can shed some light on contacting landlords that have recently filed for an eviction on one of their rental properties.  I know this is a real thing because i have now come across this several times on properties i've had contracted.  I help them with the eviction process and once we file the homeowner gets a call 2 days later.  I feel like i'm missing the boat on this.  Any advice is appreciated.

Carl - i assume your not a licensed agent.  Ive seen wholesalers use various type of paperwork.  I use the TREC 1-4 as i am a broker.  Take your time and find one that you like and has good protection.

Yes Travis.  Theres a few really valuable ones around town.  You may want to go to Meetup.com to scout them out.  Some of my favorite are Dealblender, Big Daddy's meetup and ARENC.  Hope to see you at one of them.

Clary - this seems like a challenging endeavor. With my wholesale experience I've noticed that being geographically close to your target market is crucial. You may want to consider getting eyes and ears on the ground in whatever market you're going after. Build you team of trusty advisors in each area. Also, depending on what state you are in, be careful about pulling ARV's from Zillow. If you tell a Pro in Texas that your value came from Zillow, they might just fall out of their chair.

Hello BiggerPockets

My name is Nathan Cron and I'm a real estate investor and mentor in Central Texas(Austin & San Antonio).  I am a broker for New Western Acquisitions with 10+ years of investing experience.  I would like BP to help me become a more creative, well rounded investor.  I have several other peers that rely on BP for their investing needs and have convinced me to start utilizing the network better.

I started my investing journey in Cincinnati, Ohio in 2004 and then proceeded to move to several different locations within Texas including Dallas, San Antonio and Austin.  My goal is to build an investment rental portfolio that will set me financially free.  I currently own 7 units and have done multiple flips.

I'd like to encourage other BP users to connect with me and start enhancing my network and knowledge.  The best investment you can make, is in yourself.
