Calling Evictions

Hi BP

I'm hoping someone can shed some light on contacting landlords that have recently filed for an eviction on one of their rental properties.  I know this is a real thing because i have now come across this several times on properties i've had contracted.  I help them with the eviction process and once we file the homeowner gets a call 2 days later.  I feel like i'm missing the boat on this.  Any advice is appreciated.

@Chris Martin is right that you can meet them at the courthouse.  I was in housing court yesterday for an eviction. While waiting for the court room to open, I heard several disgruntled landlords talking, and I gave them my card and said when they are ready to sell to give me a call.
