As your running your numbers, also consider property taxes, they’re high in Texas. For properties in that price range, taxes would be $3200 - $4500/yr.

Hey @Shane Dixon, @Sarah Fulton and Shelley are awesome!  Sarah helped me purchase a rental in Ardmore last February. Shelley managed the rehab and is now my property manager.  I can't recommend this pair more highly!
