Hey homeowners and investors of Denton County!  Were you surprised by your recent valuation on you Appraisal letter?  The market value on my property went up 21%!  If you haven't checked yours, you definitely should.  

If your planning on filing a protest and need some comps, let me know.  I'm a local realtor and would be glad to do that for the local BiggerPockets community.  The deadline to file with the county is May 17th.

Edit: 

The 10% cap is limited to homestead properties, so investment properties may be subject to the full increase, all the more reason to protest!

Yeah the increases don't seem to match what's been going on in the market.  However, Texas does now have a cap on how much our taxable appraised value can increase per year at 10%.  So although the market value on our tax notifications has increased much more, our tax liability won't increase more than 10% each year.  Still worth the protest in my opinion.

Hey Sean, 

Yeah!  They claim the market value on my personal residence increased by nearly 20%.  However the assessed value, which we're taxed on, was limited to the 10% cap.  Still seems excessive in this market.  

I just got my real estate license and am getting signed up with my broker next week. I will be running a CMA on my property and protesting if it looks like I have a case. If you'd like me to run a free CMA for you, I'd be glad. Just send me a direct message with your address. Looks like the deadline to file a protest is May 17.
