@Daulton H. Much appreciated, I'll dig into Fayetteville more. In regards to Sumter, how is the investor property tax affecting your portfolio there? Are they still cash flowing well?

I never bought a rental property before and I'm thinking about out of state investing in the Carolinas. Of course I'll need the core 4 especially since it's out of state but if I were to find them in a certain 1 or 2 markets I'm thinking about Sumter SC, Columbia SC, Greensboro NC, Fayetteville NC and Durham NC. Does anyone recommend a particular market? If anyone invests in any of those markets, what do you like about it? What do you dislike? Is it easy to find off market properties in that certain market? How are the returns? How easy is it to find the core 4? I apologize for all the questions but any answers are GREATLY appreciated!! Thank you in advance!

Anyone who invests in Milwaukee, Wisconsin. What are the pros and cons? I'm looking into a number of cities and Milwaukee peaked my interest because of the very low prices. However, I know the crime rate is exceptionally high. Also, from an economic and population perspective is Milwaukee on the decline?

This may be a stupid question but, with a purchase and sales agreement when you're a wholesaler that has a buyer, does the name on the POF have to be the same name of the person signing the purchase and sales agreement with a realtor? I don't personally have the funds to buy the property but I have a buyer that does.

@Mustafa Caldiran i looked more into it and it only gives you a certain amount of leads and you have to pay for more. A lot of people are using Propstream and get 10,000 a month supposedly which is probably more than enough to start out. Hope this helps.

@Lydia T. I want to ask you, have you ever done a JV sale? If so or if you know how to do it, if I find a deal would you help me walk through the steps of wholesaling in return for half of the profit?
