@Mackenzie Rossi This property came through the contacts I made in KC. In this case I was introduced to an owner who wanted to sell and I was able to buy off market. I worked with Chris Dawson and Northland Asset Management; They're a good team to connect with. 

@Sean Banilivy being out of state takes more time and dedication. It would be nice to be local and to be able to drive by properties, stop by offices, etc. I did take the time to fly out before the rehab.

I've had the great opportunity of meeting a home owner who is willing to sell me his home, and we've agreed on a price. However, both of us have never sold or purchased a home without an agent. I will be financing the purchase and my lender tells me that I will need a purchase agreement. Anyone have experience buying or selling without an agent? Is there a generic purchase agreements that you recommend I use?

@Brad Polvorosa It's my understanding there is a strong incentive for families to live in Piedmont because of the great school system. I'v been told families will even rent in Piedmont for the schools. I've been looking at all the homes that go up for sale in Piedmont and many of them are very large with multiple floors. In many cases, the floors have multiple bedrooms, bathrooms, living spaces, and areas that could be converted into small kitchens. I'm single, so I'm looking to take a floor for myself, maybe rent out a room on that floor to another professional, and rent out the main floor of the house to a family. These homes always appreciate and always sell. What's your thoughts? I'm looking for more insight on Piedmont.
