@Daray Olaleye are you suggesting to have 2 social accounts one for buying and one for sales? Or 2 experiences through one account?

Hi guys! My name is Nathali and am a real estate buyer in Miami. 

I have a question for you guys. I am currently working on improving my social media personal branding but I’m a bit confused… so I thought I’d bring it to BiggerPockets for some feedback. 

Im very confused about who I should be catering to on social media ,on one side I feel like a should be catering to my sellers since I know that if I buy at the right price directly from the seller I can pretty much sell it anywhere else (MLS , email blast, ect) on another hand I second-guess myself because I look at what other investors are doing and I see most real estate investors either focus on inspiring other people to also invest in real estate and sell their flips/wholesale through their social media.This seems like a good idea as well and that is why I'm very confused.

I greatly appreciate the feedback on whether I should cater to sellers and nurture them to sell to me directly through my social media branding or if I should I aim to inspire and share content about my life as a real estate investor and influence others to also buy real estate? 

If you know an expert in real estate branding that can help me , I’d love to talk to them, or if you yourself have any knowledge I’d love to have a conversation with you!

I want to echo what some of you have said and also share what I steps I take to hire a GC or a subcontractor. I also have to pre-frame by saying that I am experienced in this area so what has worked for me might not work for you.  I call GCs/subcontractors vendors just so you know, and don't get confused. :)

Recommendations on hiring a vendor:

1-The best way to hire a   vendor is through recommendations, use your connections and their experience with vendors to your advantage. Chances are if they have worked well for your colleagues, they will work well for you.

2- Always keep in mind that finding new vendors is part of this business. I always say that it is 50/50 chance the vendor will work out. Half of them you'll love, half you will never want to see again. I am always on the look out for a good recommendations, even if I don't necessarily have a job that needs to be done. Good vendors are like jewels!

3- When you use a vendor for the first time always, always,always RUN A BACKGROUND CHECK! There are a lot of crooks out there, and they will steal your money,so be aware. A good background check can save you major losses in the long run. Some other documents I also ask for are: ID, references EIN, or Social. Vendors will probably think you are crazy for asking for this information but it lets them know that you are serious and a professional.

4-Always have everything in writing. You don't have to get fancy, a simple form that you both can sign will suffice.  Have in writing list of what you want done (detailed), the job cost, and what day they will start/finish. I also include in writing a clause that explains that if the job is not done on time there will be a deduction per day the job is delayed (I do $150 per day). This is will let the vendor know that you mean business and that you are not one to mess with. :)

Hi Guys!

My name is Naty! I'm new to BP ( I love the podcast)  and I wanted to introduce myself. I am from West Palm Beach, Fl and I recently relocated to Miami about 6 months ago.

I am a real estate investment manager. I've been around real estate all of my life as it is the family business. I've personally been focusing on it for the past 4 years. I've mostly bought and held in the past but I am now focusing on buying, fixing, and selling. 

I am the founder for Deals with Dignity,LLC. We help families in financial crisis sell their home with DIGNITY, using a profit-sharing solution that creates a win-win situation for everybody.

At the end of every transaction, we share a portion of the profit gained with the struggling family we originally acquired the home from. In cases where we acquire the property from the bank, we contribute a portion of the profit to charity.

I am on this site mainly for knowledge and to connect with awesome people who share my love for real estate. I focus on getting my own deals directly from the seller. As an investment manager I take care of everything from A-Z, all the investor provides are the funds.
