Yes! Definitely allowed. 

In my state the contract reads that you can use a contractor for part of your inspections. My PERSONAL OPINION is that is better than a home inspection. (But I’m not supposed to talk people out of inspections). 

You might need to offer something of value if you do more than 2-3 walk throughs before he gets a job…. I don’t think you need to pay but you could try to refer him business. Also. Make sure you find someone referred to you within your network to avoid headaches and deceit- ask me how I know 🤦🏻‍♂️

Yes you can. Keep it private, don’t share it anywhere but yeah. A question is fine. Be careful on your statements.

In my experience, most damage caused by kids involves stains on the carpet or wall damage from drawing/painting/posters. I can't remember the last time a kid caused more damage than the deposit would cover. Same goes with pets. Bad adults are the real culprits.

If you can afford to not have cash flow, okay fine. Just track the previous rate of appreciation and go somewhere timeless … and near Starbucks, Wholefoods, etc if you want something that won’t get worse with time.

Have you been looking off market or learning how to contact owners directly? Oftentimes it’s misunderstood you don’t need to be a wholesaler to go directly to sellers… being a REAL buyer and calling property owners of the small duplexes in your area will be a game changer.

I agree. Normally second place doesn’t mean much… but being 2nd place to Austin for the relocation of Elon Musk / Tesla was big news and eye opening for me a year ago. Huge bummer we weren’t selected but we did land a different, smaller electric vehicle manufacturer later in the year (Canoo) and well… that’s Tulsa. Lots
of different industries combined with a really good music and art scene does make us Austin-ish.

Yup I agree REI is the ideal hedge. Other investments might be too - I just can't ever get someone else to pay for those like I can with RE!

It's fun to claim a crash is coming. It also can be wishful thinking. I don't love some of these stats… as a full timer in this industry the closed volume reduction… sucks! It is different right now. But does this equal a crash? It's closer to 2018 than 2008 for my market. We are actually ahead of the National days on market, at 16, per data pulled by ShowingTime for my MLS. What about yours? Are your local stats on pace with this?
