I’d probably just offer help selling, if they are interested. Sellers get creeped out when they know you know stuff like that. I’d play it cool.

Man in my market idea probably more like 10%. 90% are fake, overpriced, daisy chaining, etc. It’s not that big of a deal… it’s just more stuff to ignore.

I still do wholesaling, but not as a goal.  If I come across a deal that may not work for me, but might work for someone else I know, then I grab it and wholesale it to them. I just don't like leaving money on the table.

Am I reading it right, all cash? If that’s your thing, cool, but leverage probably could beat it.

I just signed up for BP Pro today after years of being on here for free 😅 and I’m impressed with Invelo so far. I like the all-in-one aspects a lot. One thing I want to know, is the $50 Credit in my account one time or per month? I’m thinking it’s wishful thinking to think being a BP Pro now gives me a MONTHLY credit but who knows 🤷‍♂️ either way now I do want to dive into it further

The inventory shortage has keep demand ahead of supply even with reduced demand in my area. Being as quick as possible lets you get the deal! 

If possible. Concessions are great. I get it.

For whatever it’s worth I admire the humility and hope to have more of it. Now, if it’s me, I’m double-down on Brrrr… yes, rates suck. But the opportunity cost in 5 years will be higher… and between now and then I believe the rates will be lower.
