ok thanks for the suggestions. I’d really like to find  a general handyman as well for really small jobs and hire out pro plumber/electricians for larger projects. For instance today a plumber is coming out to fix a leaky toilet and I’m guessing it will take him 10 minutes to solve the problem but will get paid well for those 10 minutes. Thanks for the help.

Hello BP folks,

I'm a new landlord in the Omaha, NE market.  Currently I live out of state in Missouri.  I recently purchased a duplex in Omaha and looking for recommendations for a good handyman, electrician, and plumber.  I have friends that live in Omaha that can handle very basic work but would like to be able to call someone in these areas for more extensive work. 

Let me know if you have any great referrals.

I agree with SAC FCU, I'm getting a duplex financed through them right now. They seem to offer very good terms.

@Matthew Swisshelm---Yes, that's very helpful. I couldn't handle North Omaha. I'm realistic but hopeful that I can find something with a decent cash flow.

Yah that's about what I'm seeing.  You are correct, it's hard to get a home in the $120-$140,000 range that has been built in the last 20 years in Elkhorn but the few I've seen for $134,000 have been in Millard and would seem to rent for around $1,200 so not quite 1%.  

I know Elkhorn and Papillion are a desirable area to get into but has anyway noticed growth in any other areas of the Omaha area?

Hello,

I'm looking for some advice on the trends in the Omaha NE market.  I've heard that that development and growth is occurring along western side of Omaha.  I'm interested in purchasing a long term buy and hold rental in the Millard, Elkhorn area of the city as this appears to be relatively newer properties, middle income families, and good school districts.  Am I fairly close? That's just what I'm seeing in my research, however I'm not from Omaha and I might be off.  I've seen some properties on the SW corner go for around $134,000 (3bd/2bath), in a good school district and rent for close to %1. 

Does anyone have any insight into what kind of trends you are seeing in the rental market?

Yes, the area I'm looking at is right around 57th street on the west side of town. I'm looking for middle class tenants with a slightly lower cash flow rate but I'm willing to sacrifice that since I will be a long distance landlord with some friends and family as my boots on the ground. Looking for properties $130,000-$160,000 including townhomes and SFR.

Hello BP members,

I am originally from Sioux City IA however I have lived in Sioux Falls SD off and on through the years.  I currently live in southern Missouri and have been looking to purchase a rental in Sioux Falls.  I know the city is expanding south and to the east but there are several houses I'm looking at on the west side of town along the outskirts.  One particular place is along W. Norma trail.  My police officer buddy who works up there says that there is a new low income housing in that area and that it is considered the west side ghetto now.  Is this accurate???  I use to live in this are about 7 years ago and it was a great neighborhood. 

I had a deal fall through on the east side but since then I haven't seen anything come up in my price range.

Any help would be appreciated.

Thank you guys for the great answers. That's why I love BP. It's been tricky.  We want to contribute to half of the mortgage and she will pay the other half (approx $400). There are a few of us kids that can be on the loan but we weren't sure if -----she is on the loan but only use kids are on the deed can the govt take it. Probably going to a real estate attorney and spending a couple hundred bucks to get some answers is the way to go.
