Thanks for the tips. So far nothing this sketchy. The loan offered is 7% but not 100% LTV. Its more around 75%. The only fee mentioned was 1 point that gets rolled into the loan. Nothing requested upfront so far. I know that would be an immediate red flag.

Tell them you want to do it. Divorce them if they aren't on board.

I'm considering working with him right now. I was wondering the same thing. Someone on here said she has done a few deals with him. But its not a person I have ever had any conversation with. Hard to say for sure.

My tenant just texted me that he found bed bugs in the house. There are no carpet or upholstery in the home that were supplied by me. He has been in the house over a year. What is my level of responsibility. From what I have read, he must have introduced them with his furniture or clothes. Can I tell him to move out and get rid of his contaminated furniture? He's on a month to month lease now. He is also a section 8 tenant. Any advice is appreciated.

Is it a problem for me to hand deliver a 5 day notice myself to the tenant for lack of payment? The housing authority told me to serve them a 5 day notice and provide them with a copy to start the eviction process. Should I mail a copy as well in case he doesn't answer the door if I hand deliver? His phone is disconnected due to lack of payment. He has been a pain to deal with lately and I want this guy out.
