I have an ozone machine. I'm assuming you already got your issued resolved, but in the future, let me know and you can borrow mine. Works really well. Depending on how rank it is and how big the place is, anywhere from half a day to a week will eliminate the odors.

@Jay Helms, Just out of curiosity, what is the qualifier for a high networth individual as far as your lender is concerned? Is it based on his income or assets or some combination of the two?

I'm currently working on a deal with no out of pocket expenses aside from inspections and legal fees. The seller is financing the bulk of the purchase price. He has a HELO on the house so its a contract for deed and I will be paying his HELO first, then the remaining balance of each payment will go to the seller. The down payment was raised by private investors with one of my other homes as collateral. I am using an attorney to cover my butt. My plan is to cash out refinance in 12 months with my lender to payoff the two notes.

I just went to unitdash and signed up for a free account. I was having trouble setting things up though. At first glance, it looks really user friendly but once I started trying to add my houses and tenants, it seemed very glitch. Have you or anyone else here experienced issues? Maybe I'm just not doing something right, but it wasn't saving my properties once after I input all the info.

1 to 40 units was $40 per month when I first looked into them. Then they changed their lowest tier package to 1 to 60 units for $60 per month. About 3 months ago they raised the 1 to 60 units to $75 per month. The benefit that I did like was that tenant screening background checks were only $15 per person. I know the applicant pays it, but it can be a steep fee if there are 2 adults in the house and some people are charging $35 per person. But unless you are listing a new rental each month, the price didn't make sense.

I quit buildium when they nearly doubled in price in a span of about 12 months. I'm currently managing using quickbooks and a spreadsheet. I have 4 rentals, about to add a fifth. I'll worry about upgrading software when I have over ten units. Until then its not worth it to me.

This does help. I'm assuming then, that the management of the park has the right to deny a potential seller based on the same type of criteria as any landlord. Seeing as how they are renting the lot to the new seller?
