Many people say "It takes money to make money".. but if we are talking real estate, I'd say it takes a lot of patience and persistence to make money. Keep putting in offers and you'll find the right one. Wholesalers are a good source if you are willing to put some money into the property.

Interested in getting quotes for a sfh rehab in the Columbus area, but not sure if I should be getting quotes for each item on my to do list or if I should have it quoted as a package and hire one GC. My thought is that working with one company would be easiest, but not sure if that's always the most cost effective option. What's your experience?

Robert Hudson is this case we offered curb side due to tenants in place. Could not have known about the roof until contract was agreed on.

I'm currently in contract for a SFH in Columbus, OH 43227 and it seems that the roof needs replacing and insulation blown in the attic. Looking to have these jobs done at a reasonable price, but I don't have any experience with these kinds of repairs to know what the cost should be. What would you expect for a 1300sq ft V shaped roof? Any local recommendations for these jobs?

Hello everyone!

I'm consistently looking in the "Investor Marketplace" for Columbus OH listings, but it seems that 80% of the listings are in Cleveland. What is the reason for this? Should I be investing in Cleveland instead?

Hey Eric,

Nice to see a fellow kzoo resident on the forums, I recently moved from Kalamazoo to Columbus for work.

My wife and I purchased an FHA duplex in Columbus last December that we are currently occupying. Choosing this route was comfortable for us because we didn't have landlord experience, but the real advantage is that our tenants pay our mortgage. We are saving roughly $500 more per month thanks to house hacking in our duplex.

Hi Angie,

We had 3.5% for FHA down payment on our duplex, with an extra 1% in reserves for vacancies/maintenance. Keep in mind that we are living in half of the duplex, so vacancy in the other unit would not affect our cash reserves too much.

Going into our next investment property, we will have at least 6 months mortgage reserves for vacancies/maintenance, just to give us ease of mind if anything were to go wrong..

Hello,

I have followed the forums and blogs for about a year and I'm looking to get more involved in the BP and Columbus, OH REI community.

Bought my first investment property (FHA OO Duplex) in Delaware OH, Dec 2015. Since then, I have not been able to shake the idea of passive income from my long term goals and everyday thinking.
