This is great Filipe Pereira I just recently had my first experience with placing my own tenants and was definitely looking for a better system to reduce "wasted time."

Hi @Ewan Heinemeier  I'm actually about 15-20 mile  from Texas City.  I actually just purchased a duplex there in April and now in the process of finding tenants. The rents can vary a bit but I know that a 2 bed room 1 bath apartments should rent from $700-800.  Mine are listed at $725-775.

Andrew Campbell Thanks for sharing. I'm in those beginning stages now. I saved up enough capital to buy my first Duplex in April. The rehab has just been completed and I'm now in the screening process. Managing that initial fear of the unknown has been critical in moving forward towards my goal. I can imagine with time and experience the process will become less frightened.

@Raul Flores  Any Idea of the neighborhood class the  duplexes are located in Texas City?

Thanks @Julie Thevenow.  Looks great.  Have you consider putting a protective over the paint to protect the finish from scratching?
