Galveston recently passed an ordinance that requires all STR owners to register and collect HOT (Hotel Occupancy Tax) for the City of Galveston (9%) and state of Texas (6%) on all gross revenue. It must be paid quarterly or risk fines. AirBnB now collects this from the guest with each booking and pays this tax directly for each host.

Great question @Alicia Marks. I just finished the book and now have my first STR under contract on Galveston Island. Should close be closing soon.

Thanks for the reply. I believe these are excellent points to consider. I'm really leaning towards STR for both. At least there will be no long term guest there to get frustrated with the constant turnover. Although risk is still involved I believe this may be my best option.

Consider extra insulation or a second layer of drywall between units!

 Thanks for the insight Jake.  Adding an extra layer of drywall to ceiling could be a simple application of sound proofing.  I will definitely take this into consideration.  Do you feel it reduced the number of complaints in regards to noise or did you renovate prior to anyone occupying the unit?

Congrats on the rating as well as cashing in on the appreciation. Is the duplex in AL a short term rental also?

Thanks for sharing. The noise transfer is definitely something I have to consider. What type of soundproofing measures did you implement? Also is there any particular reason for LT upstairs and STR down instead of vice versa? Maybe that would reduce the chances of having complaints regarding noise affecting your reviews. Thoughts?

 Thanks for you response.  The upper unit has already been renovated and will convey fully furnished.  I will be listing on AirBnB shortly after closing.  The lower unit has much of the rough in renovations complete also.  My plan is to have the upper unit booked on weekends while construction to lower unit occurs during the week until renovations are complete.

Thanks for your response.  Great to hear from someone familiar with the market.  This is a very good point.  Which ever way I decide I will definitely explain in my listing the setup of the property.  That way there are no surprises like you say.  

I will be closing on this property mid November.  Can you give some insight as to what to expect starting up in what may be considered offseason? FYI This property will be totally renovated top to bottom, new roof, electrical, plumbing, central AC, etc.

Thanks for the insight @Ethan McCarty...I may very well offer both as STR as it is located in an established vacation rental market.
