Hi @Bill Gulley Ideally, my goal would be to hold onto the property and continue to rent out however the property does not cash flow due to a condo association assessment. Leases for $1850/month. I'd like to use the equity from the property to buy a couple of SFH's or MF's. Deed is Quitclaim and title is individual.

Unfortunately for me this would not be an option since my current rate is 3% and my rate would increase significantly if I did a refi.  

Hi @Michelle B. and thanks for your reply. Banks will not give Helocs on condos if they're not owner occupied. I had a heloc on this property at one point and closed it not knowing that I couldn't pull another one when it became an investment property. Banks will loan on SF and MF investments but not investment condos. 

Hello! I'm wondering if anyone has any ideas for creative financing on a property I own which I'm considering selling. It's a townhouse worth $300K, I owe $130K and have had it rented for the past 8 years. Since it's a townhouse and not owner occupied, I can not pull an equity line on this property. I'm considering selling and reinvesting equity in SFH or multi-family. Does anyone have any creative ideas on how I could keep the property and get at my equity for reinvestment?
