I live in Plymouth County, MA and have a great contractor who's taught me a ton about estimating. Based on your needs and the square footage, I'd say it's going to be about $30k. PM me if you'd like to talk further and I can give you a referral for my contractor if you're interested.

Thanks for the feedback. I'm a Realtor and know what others are paying and I don't know how people are making money. I do my own marketing and receive inquiries for my efforts but, as you know, it's few and far between that the numbers work. 

Rehab and flip.  

Is anyone in MA getting deals using the 70% of ARV minus rehab costs? I'm finding the numbers don't work in the current market? Any suggestions?
