Hi Ryan, 

I agree with the above post from @Christian Peterson. I have owned there now since July of 2022, and occupancy has been low for me too. To counteract that now I have my 4 bed/3 bath villa rented out as a midterm rental. I have been doing that since September.

The resort is beautiful and the proximity to Disney is great.For someone that wants to travel to the parks on a regular basis owning in Margaritaville is perfect. 

As a short term rental investment right now it is definitely not the best choice. But based on what I know around the country, there aren't many areas doing well right now with STR's.

I will probably keep mine as long as I have a full time renter, but unless short term picks up, I will probably sell. I hope that short term will pick up as I really do love the area!

I have a heart shaped tub in the living area (right next to the pool table!) in my 1/1 cabin. Guests seem to love it as that cabin books the best out of the five of mine!

They are great! Also plenty of education is available that you definitely need when you start your STR journey.

Hi David,

My plan is to self manage my villa. I have communicated with many people there that also self manage and do very well. From what I gather the two property management companies are not very good. Worst case scenario, if things aren't great I can always sell and reinvest somewhere else. I don't expect to close for another month or so, so we will see!

I’ve owned there for years. Absolutely love it the area.  Best realtor I’ve used there is Robbie Bunting from Hilton Head Properties.

I use 3 Schlage Encodes, two are no issue unless a housekeeper unplugs the wifi (which has happened a few times for whatever reason), but my third one I just can't get to connect lately so everyone has been getting the default code. And yes, I do have a lockbox too. The biggest problem I have is being absolutely unable to get anyone from Schlage on the phone to walk me through what to do. They will finally call be back hours later when I am no longer at the location. They can do only so much if you are not there with the lock. Extremely frustrating!

Hi Ken,

I agree with your thoughts, (by the way I live in Greenville SC as well). After running around in the Smokies dealing with many cabin issues to the point of exhaustion these past few weeks I clearly understand the reality of visiting every so often. I hadn't been up there since last spring, that was just too much time away. I also just hired a person to do inspections exactly as you described. Definitely will be worth every penny spent! 

I have one under contract in the Kissimmee area right now so that will be a test for me as that will be a once or twice per year visit as well. Hopefully can find a great inspection service there!
