@Richard Balsam Well worded Richard. We are in the midst of choosing a state for our next investment and have rented a SFH for almost 30 years and another in FL for 3 years with barely a hiccup. Attribute that to ethics, proper screening and good luck.

Question we're addressing now relates to what you said here: 

"Here in Georgia, it really can't get any easier for landlords. The motto is so true it''s almost ridiculous..."if they don't pay, they don't stay"... period. Even if I go to court- they have no rights,"

Can anyone in IN or PA or FL post about how tenant-friendly or landlord-friendly those states are? In NY tenants have more rights than landlords, plus high taxes, restrictions and you-name-it make it unattractive for us to invest close to home.

Thanks for your perspectives @Ned Carey and @Russell Brazil . @Account Closed  , do you say that based on the laws there?

 I'm wondering what the laws are like in NY then, where I am currently based. Even so, it sounds like I wouldn't want to be licensed here and transact in somewhere like FL for the reasons Ned spoke of.

Thank you @Russell Brazil and others. Good insight about various state laws, enforcement and risk. How then does a wholesaler get paid? IOW , is my (business) expense for the wholesaler's fee deductible and is the FL wholesaler's  fee (income) taxed? I assume they are but just thinking through the transaction. If the FL wholesaler isn't licensed, which, if any parties are at risk?

We are enriched by the BP community and would like to extend our connections at a live event. The purpose of this meetup is to meet, exchange goals and strategies to achieving them, and network with locals. 

Personally, we're studying out-of-state multifamilies for the lower costs/better returns and are considering options in FL, IN, PA. Flipping SFH obtained by wholesalers, at auctions and/or foreclosures initially.

If this sounds like something you'd be interested in attending, but can't make the date, reply anyway to convey interest. I'd like to see more face-to-face connections from the BP community. If there is enough local interest we'll set it up.

Thanks Rich. Assuming the title search comes back clean and it's the HOA foreclosing, I could consider this to be a potentially good property to buy. Just seeking other input for what we'd be missing - thanks.

Also, is there a difference between hiring a title company or asking my real estate lawyer to do it?

Happy New Year! If a home is going to foreclosure auction for HOA fees and there are no other liens on the property are there other open items that could be of concern?
