Thanks for sharing Garry. It flows seamlessly. I can see the attraction. I often wonder if the monthly cost of running my own website, like yours on OwnerRez is cost effective. We get 90% of bookings from Airbnb and I'm not sure how my website would compete with either of them. Who do you use to offer travel insurance from? Thanks for your information. (I want to go to Colorado Springs and Denver again!!!)

@Syed Lateef Are you moving ahead with STR in Miami and is that your intent in Dallas and Austin? I'm not going to be there but we're looking at DFW for a multifamily syndication.

@Garry C. I’ll be the first to ask you questions about your website. Do you use a Wordpress site with a real estate/vacation theme? I’m playing around with one now and want to build out the options, or widgets, that allow for collecting funds, offering insurance and rental agreements. But then do you also list on Airbnb and VRBO in addition to your website?

Ohhhh, that is a double-win for you. Your day jobs helps your side hustle. Very astute of you. Well, now you’ve thought of an exit plan too!

Sorry to hear about that beating death. That is just too sad.

@Paul Sandhu Just out of curiousity, what’s your exit plan? You’ve mastered your territory, but just wondering...

@Christina R. No, not yet. How did your quote stack up? I am wondering if switching to a Landlord policy + a commercial policy would be best for a whole house STR.

The quote from Proper left me confident in coverage but the policy was only reasonable with a $10,000 deductible. It replaces regular homeowners though and reduces the need for umbrella though.

I'm still interested in getting a quote for a commercial or business policy.

Neither Foremost of American Modern write policies in FL (whole house STR) or partial in NY

Not much to add here except I also like the sheets left on the bed to eyeball issues. We have a new large capacity washer that is also one of those water-efficient washers and there is a large learning curve with how to use it. My cleaner doesn't like it because, though it holds a lot, it increases the time and risk of re-washing itself (as a result of the sensors) when the sheets ball up instead of spinning to the sides. She takes them elsewhere to wash so I bought extra's to save time. We have two kings and 2 queens. I do not encourage guests to use them ( I never mention it) it but I'm sure some do. Never had a complaint from them.

@Selena Walsh It sounds like you might have answered your own question: a VA could work in your situation, given all you need one for is on off-hours. If you use software the VA could work with, you might even find you'd rely on it more and more. But I don't have more to offer other than nice working in expanding your business!
