If your current home could potentially get good rents compared to other homes in the market, consider refinancing or getting a HELOC instead of selling. Especially since it has seen great appreciation and if you expect the area to continue to appreciate. This would give you the capital to finance your second home and potentially a third.

Hi @Christina Henderson,

In an off-market deal, you can use whatever method to finance as long as the seller is okay with it. When determining cash flow, you want to subtract all of your expenses. Make sure you factor in vacancy and property management if needed. The leftover cash should tell you if it is a good deal. If you analyzing a lot of deals in your market, you should get an idea of if around $200-$300 is good enough for you, considering appreciation in that market.

I would have to agree with everyone here in that house hacking is the easiest way to get in. You can live in that property for the next year while you raise more funds. After that year you can move out, use it as a rental, and purchase another. Let me know if you need help looking for a good deal.

If you are looking at oos investing, Columbus Ohio could be a great option. Columbus has seen great appreciation with many new jobs being created from large expansions by companies such as Intel, Honda, Amazon, Nationwide Children's Hospital, and Wexner Medical Center. It is also home to Ohio State which has 60,000+ students. Cleveland is another great option here as it is consistently known as a top market for cash flow with opportunities to get in at a low PP.
