I have to agree with the others in the chat that Ohio is a great option for you to explore! Columbus is a good market if you are looking for job and population growth because of the mentioned developments. We see great appreciation here. I would also recommend Cleveland, Ohio if you are looking for lower prices and higher cashflow.

Happy to connect! I would agree with @Benjamin Baker that you should consider the midwest if you are looking for low cost of entry with competitive returns. As an investor and agent in Ohio, I recommend taking a look at cities like Columbus for higher appreciation or Cleveland for higher COC returns.

Hi @Matthew William  oos and commercial investing is more intimidating and could be a great path but I agree that house hacking in your market is a great way to start. Investment scams and pitfalls are common, I would recommend connecting to professionals in your area and relying on your numbers. When you become comfortable with analyzing deals and you have a good team in place, finding deals in real estate investing is a numbers game. 

In my journey of REI, investing, I started out with my real estate license and joining a team. If you are interested, I would love to chat more about my experience and offer advice.

Hi @Brandon Morgan

I would factor the interest rates into your calculations but I would no the too worried about it when looking for deals. You can always refinance in the future if you plan on holding for rental income. Most people are anticipating rates to drop. 

Have you considered investing out of state? If the deals in your area are not working for you, consider another area. I work and invest in Ohio and I think we have great opportunities to get in way under 300K. I think it always feels easier to invest locally but I work with many out of state investors who are hands off because we get them connected to a good team out here. Cities such as Columbus presents a good market for appreciation and Cleveland has good cashflow with lower prices. The midwest! Personally, I work in Ohio and I am constantly seeing good numbers in Cleveland and Columbus.

Hi Alecia, 

I would also suggest looking into Columbus. For an overall population, we are just under a million residents but the city itself has so many subareas and niches with smaller populations that could be a good option for you. There is a variety of apartments at different price-points. Let's chat if you would like to start looking at some or discussing your options.

Welcome to Bigger Pockets! There are overwhelmingly many ways to get started, but reading and posting on BP forums is a good start! I recommend listening to as many podcasts as you can, you'll get a feel of the different methods of investing and hopefully find a method that works for you. Try listening to Real Estate Rookie episode 271. it is a story of how 2 students purchased investment real estate without a consistent source of income.
