Charlotte market - rental properites

I am looking to build a portfolio of rentals. I  want purchance my first rental property this summer however I am wondering if I can purchace off market homes without literal CASH and still use my lender. How does that work? I also want to know if 500 is a good spread for cashflow on a ( not including any operating expenses). How could i get two.. 3 4 of these without dti bitting me as well. Any and all help please.
