The projected return is 20% for a projected holding time of 90 days. Where I'm from that is quite ambitious so I'm giving it a go. The person on the ground is a very close relative with good insight and experience of the local market, so I'm not worried about losing my money. I just want to make sure the compensation is fair as I don't want to waste anybody's time.

So I guess taking into consideration the value of the property (at this stage we will only be doing one at a time and slowly increasing), a profit split of 50/50 would be fair?

Hello Everyone,

I would like to know your opinions on what the profit sharing breakdown should be in the following situation:

I'm based overseas and I have someone on the ground in the U.S. that will be bidding on my behalf at the local county real estate auction. I will be providing 100% of the funds to pay for the properties each of which are estimated to cost about US$75,000. The plan is to fix up the properties (basic touch up) and put them back on the market and hopefully sell within 90 days. The person on the ground will be handling the buying, rehabbing and selling for me. 

Although this is a very general description of the situation, what do you feel is a reasonable compensation for the person on the ground?

@Kyle Handy and @Guy Gimenez - I see your points, it probably is more of a speculative play.

@Seth Teel  - I am looking at the renovated older stock as well as some older multi-family properties that have been renovated, and there are some interesting options out there. To be actually doing the renovating myself would not be possible at this stage since I am not on the ground and I am still in the early stages of learning the market. It is something I would like to do in the future though. I have seen Terramark Urban Homes and their product is very similar to the Sojo Crossing Townhomes, except they are not as close to the Pearl Brewery complex and river. I don't know the Tobin Hill area anywhere near as well as you but it seems like a very attractive area to invest in future growth. Basically I am looking for safe investments that I can control from overseas (visiting a couple times a year) and of course with the help of people I can trust on the ground.

Hi @Kyle Handy I was thinking of putting about 40% down. I don't think I can get any more financing though I'm hoping to get a better interest rate than 5.5%. 

I'm not expecting the best cash flow... I'm also looking at the appreciation game, and also for something that it easy and convenient to manage from half way across the world.

Greetings!

I am looking at investing in a newly constructed town home in San Antonio next to the San Antonio river and the Pearl Brewery. The area is called Tobin Hill. The home will be ready in 2016. In your opinions, what are the pros and cons with investing in new constructions? Is anyone familiar with the area and what is going on there? I do understand that new constructions trade at a premium but I feel that in my case (being based out of the country) this will pay off in the long run, and my plan is to buy and hold, and rent the property out.

What if you are a landlord and there are no tenants? Job growth will be affected in the medium term right?
