I usually look people up on homeadvisor.com. If they have good reviews, I hire them.

Cameron Cameron welcome to BP! Figure out what are you want to invest in, ask a realtor what the hot areas are (I'm one, pm me and we'll talk some more). Go to REIAs and network with people. You'll meet wholesalers whom you can buy from, you can work with a realtor to search the MLS and you can send out postcards. Deals are harder to find, but they are out there! Good luck!

My full time gig is working as an industrial engineer in the O&G industry. Buuuut, I'm trying to work my way into REI full time, just got to build up the cash reserve. It's all part of my plan in order to become a full time investor!

Liz Chen I wouldn't count much on appreciation. The market in Houston is getting pretty hot right now, and prices below $150k is appreciating as much as it did 3-5 years ago. I'm looking at houses in Cy-fair area and a few years back, the same houses that today cost $130k, were about $100k. So I think the appreciation train has left the station. Just my two cents :)

Update:

This deal didn't work out as the sellers didn't accept our new offer which was based on the rehab needed. Anyways, back on the horse again and start looking for another deal! :)

@Doug McLeod We want flip quality, so above rental standard. The reason for not making it a rental is that we want to move out of Houston in 2-3 years. And we don't want to leave just one property behind to be handled by a property management company. Do you have any suggestions on contractors or handy men? It would be highly appreciated if you had! If you want, you can PM me with their info.

Hey everyone, has any of you had a good experience with reliable contractors in the past year or so? I am looking to rehab my first project, and I am in need for a contractor asap.

Any referrals would be appreciated, just make sure that you or somebody you know have used that GC in the past before referring them.

Hey guys,

I finally got my first house ever under contract, pretty excited!! It's a 3 bed, 2 bath 2000 sqft, 2 story sfh. We offered $125k on it ($61/sqft). Comps show ARV to be around $80/sqft on the low side. We are planning to fix it up, live in it for 2-3 years, and then sell it.

It's going to be a complete rehab in the entire house, mainly light stuff as flooring, paint, kitchen, baths, roof. We are not expecting anything to do with foundations or the house structure - but that will be determined after the inspection.

My question to you guys is, do you know of a good, reliable contractor in the north/western part of houston (cypress/willowbrook/jersey village area)? Please let me know asap!

I will create another post that shows the before pictures, and then try to document everything throughout the process.
