There's a high multifamily inventory in Essex, Passaic, and Hudson counties.

Hi Maxine.  I'm a Newark NJ native, Investor, and Realtor in NJ.  The inventory is still a little low in Northern NJ, but I've managed to assist many people from the BP community with finding deals that work for them.  Many being multi families.  Be prepared to navigate through potential tenant issues and lease terms.  I'm more than happy to connect and discuss.

If you're purchasing in Newark or similiar areas, you should check the apartment status with the city to ensure the unit is not rent controlled.  It could be a major violation if you increase without taking the proper measures.

 I wouldn't recommend this for research purposes.  Holding a license requires fees.  You can simply build a relationship with a great Real Estate agent or sign up for Propstream.

I'm curious to know what you decided about this deal.  The way I would approach this is:

-Ask your agent to find out if this is a legal 4 Family

-Ask agent to confirm whether the current tenants are paying rent (rent roll serves as proof).  If they are month to month, you can purchase the property, provide 60 days notice and have them vacate in order to rehab and bring rents up to market rate.

-As for making a basement  a livable apartment, you have to have more that just an exit.  The ceiling height must be up to code, windows must be standard size, etc.

-You can also pull public OPRA request to see any open permits.  This will assist you with making offers and driving your decision on whether or not to purchase.

Newark is one of my primary markets and I grew up there.  Many of my clients receive exclusive off market listings from me directly.  If you're working with an agent, ask them their process for acquiring multi family inventory, whether it is on or off market.  They should be watching the market on a daily basis to get the deals out to you first.
