@Gary Bimbo I just found out our contractor is insured, but not bonded. Ugh. Trying to determine how and if we’ll move forward. Have you found anyone?

After 6 weeks, we finally found a contractor that has great reviews and references. Today, we asked for proof of license, bond, and insurance. Now, we find out they’re not bonded. What are the pros and cons in this situation? The quote is just about $10k for my rental.

@Nathan G. I’d let him stay since he reports maintainence issues. However, I’d continue this way knowing when he moves, the place will be completely cleaned and rehabbed.

@Remington Lyman Our property manager let’s the contractors in and out. We also have SimpliSafe installed in each vacant property.

I have discovered that myself as well as other investors have vacant properties in Flint that are simply awaiting rehab. However, this is due to either ridiculous contracting rates or lack of reputable contractors.

Can anyone suggest great contractors that are either in the Flint area and/or will travel? I am purchasing more rentals in the area and hoping to connect with a team I can work with long term.
