Yes exactly @Eric.  And getting over 1500 deals a month for OOS investments, starting at 7k a house or you can get 3 houses for $50k with a full turn-key service for lease-option resell.... pretty cool!!!!

Operating cash-flow is the most common I think, because you have to pay the bills and get some money at the end of the month, righ?

Operation cash-flow is used to calculate the ROI, which is only one of the 4 components of the TOTAL ROI, that also includes the depreciation, amortization, apreciation. I have an example in my video that shows a negative ROI can make 45.73% TROI.... to don't forget the power of real estate.

Sometimes my clients are in a panic when they don't have cash-flow for few months, or here in California where this is hard to cash-flow, but I remind them the TROI and the bigger picture of real estate... and the beauty of it.  Just saying :-)

2% rule or ratio in California, good luck!  If you find one I wanna buy too, but not in a ghost town.  Even 1% is hard to get, don't see many, unless you do fix and hold.  Buy and hold, you pay more but still possible to buy renovated condo for $200-220k and get rents between $1300 and even $1700 if you resell in lease-option or rent-to-own... to get better tenants too!

In Long Beach, the closest I found that numbers work, ROI, with some cash-flow and equity are the condos 1br/1ba... and that is why i just focus on that right now, finishing-up this condo next week... yeahhhh! Market is too high for the rest. Even the 2br/1ba, you have to pay almost $100k more to get maybe $600-700 more in rents.

OUT of States, better chance... I started right of the bat with 14 investments OOS, never saw one of those and barely spoke English either... so don't let your fears stopping you .... I did it, so can you... :-)  let me know if I can help 

Agree with @Edward, ROI and cash-flow are after mortgage, while the NOI is not affected by mortgage, because that ratio is before. @Greg, I would like to understand your point. Please clarify...

Gross revenues - vacancies and other expenses = NOI

NOI - Mortgage = cash-flow

Cash-flow / investment = ROI

Right?

Yeahhhhh!!! Finally got the condo yesterday, started the upgrades and will be ready next week for sale to a Buy & Hold Buyer at $205 in next 2 weeks, for lease-option or rent-to-own, or we can seller finance a portion on it At $220k.... MLS comps available upon requests and around $248k.... and I have now a parking spot on 5the Street!!!! Rents should be around $1300-1500 in the area, or even more if YOU resell in lease-option.... got also about 20 requests AirBnB in 3 days!!! At $89 a night of $2,000.... **** cash-flow and equity!!!!

All online like Trulia, Zillow, Redfin at first, even if they are not 100% accurate, I put that in my software and can analyze 8 deals in 2 minutes... once I got the deal I feel confident, call realtors, get MLS , tax assessor, insurance, utility companies, and send contractors for quotes when they can access the house...

I invested in many SFR in Indy, and others in IL and GA, so I can help answer few questions as well... I did fix and flips and some buy and hold, lease-option and rent-to-own, never saw one of my deals Out-of-States, so contact me if you wanna talk. Plus I found a group in December who can do 3 houses for $50k, with a turn key for lease-option buyers, you can still do the flips in between if you want too... many ways... many strategies. Glad to help!
