Hey Sarah, if the seller has an agent, it’s best to go through them first since they’ll likely get involved anyway.

For a property that’s been sitting on the market, approach with strategy. Avoid leading with a low offer or mentioning how long it’s been listed. Instead, start by sharing why you’re interested and ask questions to understand the seller’s motivation like, ‘Why do you think it hasn’t sold yet?’ or ‘What kind of offers have been made so far?’

Next, schedule a walkthrough to show you’re serious. This helps you stand out from the typical lowball inquiries the agent may have received.

After the walkthrough, if you’re ready to move forward, explain your reasoning. Let the agent know that while you’re interested, the property’s condition and local comps don’t justify the asking price.

Taking a warm, conversational approach can make negotiations smoother and improve your chances of getting the deal. Good luck!

You should look up real estate-related Facebook groups in your local area. You should find some wholesalers that are experienced willing to train you. You should try to meet them, do walkthroughs with him and etc. This is probably the quickest way you'll find some wholesalers willing to mentor you.

Hey Perry LLC is great for liability protection. It separates your personal assets from your business, providing a safeguard if any legal issues arise related to tenants or the property. Some investors will wait until they have several properties before forming an LLC but it's often beneficial to set one up early especially with your first property. Getting an LLC in place from the start can provide peace of mind and give you a chance to familiarize yourself with the process before expanding your portfolio.

Hey Kaleb I’ll leave the market research to you, but ultimately, it’s going to come down to your budget, cash flow, and level of experience. These are the primary factors that will guide your choice of market and the type of deals you'll pursue out of state.

Investing out of state can be tricky. Unlike investing locally, you can’t afford to take as many risks when you’re unfamiliar with the area or don’t have a trusted network yet. It’s important to be more conservative, especially when starting out, to ensure you’re building a solid foundation for for long term success.

Hey Makani, you should check out DSCR loans, which are primarily for investment properties and focus on the property's income potential rather than your personal income. It's a great tool to remember for your future scaling goals. If you're considering house hacking a multi family property, some lenders might be able to factor in potential rental income to help you qualify. It's worth having some conversations with a lender who offers DSCR or similar programs.

You should wait a little longer and give yourself some breathing room. You can contact some local property managers and get a better idea of the rental market. They can give you more insights to accurate rent, tenant preference and etc. I recommend reaching out to 2-3 PMs and then using tools like Zillow and Rentometer to get a full picture. This can give you more confidence regarding moving forward or not.
