Hey David, you should consider investing long distance only if you're willing to put in the legwork of market research and networking to build a strong team of property managers, contractors, and deal finders. I wouldn’t purchase anything out of state without first getting a thorough inspection, establishing a trusted team on the ground, and having a solid exit strategy in case things don’t go as planned.

Hey Matt, if you're considering BRRRR and flips and already looking into Ohio, I'd recommend checking out CLE.

BRRRR deals here typically range from $50K to $150K, with a strong rent to price ratio. The market has plenty of older properties that need renovation, a favorable refi environment, and is generally landlord friendly.

That said, it's not all upside Cleveland has slower appreciation, harsh winters, and older homes that often require significant repairs.

I sold over 50 value add deals last year and I can say that if you have even a "good" GC crew (doesn't have to superstars) you can raise and repeat this process all throughout the Westside and parts of East.

Creating off market deal flow is going to be key here. You’re unlikely to find discounted properties on the market unless a listing has been sitting for 60+ days and the seller is getting real desperate.

Welcome to BP Bianca, if you currently don't have much capital, find some partners in your network that have the funds to get started in RE but are hesitant since they never purchased anything yet. You can leverage the first deal you bought and your experience so far, which is a lot compared to someone starting.

Hey John, if your priority is security paying off the mortgage in 5-6 years would give you a solid $4K/month net.

Alternatively, you could use the HELOC to acquire a few rentals, likely in out of state cash flow markets with strong price to rent ratio. A balanced approach could be to continue paying down your mortgage while slowly exploring and investing in other markets if the numbers make sense.

Hey Ian, since you're not an active agent I would connect with some local investor-friendly agents in your market. They will have systems in place to find off-market deals so you can analyse where the numbers are more attractive for you.

You can also try the wholesaler list method. Find every wholesaler in your market and try getting on their email list. While 80% of these deals will most likely be terrible, you should be able to find a couple worth walking or offering up on.
