Hey Mashal, the way these investors find these distressed properties (off-market deals), you have to either do it yourself, which is a full-time job calling and building relationships with these cold sellers, or find investor-friendly agents/wholesalers sourcing these deals for you.

Check out wholesaling Facebook groups in your area and add yourself to all of them. You will find a ton of wholesalers that way. Another thing you can do is keep making a couple of posts on bigger pockets in your location forum and ask for wholesalers to reach out.

Hey Agustin, former New Yorker here! Besides the South, have you ever considered the Midwest? I moved to Ohio (Columbus specifically), and I think New Yorkers could do really well in this market compared to what we are used too.

Hey Isaiah, what you are waiting for in 5 years might be your answer now. Cleveland, Ohio. Cleveland generates positive cash flow with affordable real estate prices and a strong rental market. Ohio, in general, is also a very landlord-friendly state.
