Westwood- Dayton Ohio- thoughts on area?

I am in the process of potentially purchasing my first investment property (a duplex in Dayton). It’s in the Westwood community by Brooklyn and Hoover ave. It’s a duplex, rents for $850 a side and has a $125,000 purchase price with minor repairs.

I was wondering if anyone here has insight on this neighborhood? Seems like there are lots of community efforts to invest and improve, but would really appreciate a boots on the ground perspective.


I ask because I am an out of state investor due to high prices in nyc. Open to all feedback and thoughts!
