Mike McCarthy The seller gave me the contact info of the contractor who did the work on the roof. I called and he told me that he had no documentation of ever doing a job in the town where I live. The newer roof was one of the big pros of buying the house but I guess I'm sh*t out of luck.

Moved into my first duplex 2 weeks ago. The roof was done in 2013 and it's leaking already! Looked on the roof and saw shingles sliding down and no tar paper under the shingles. Is there any action I can take against the seller, inspector, etc., or do I just have to face the fact that this is now my problem and pay to have the roof redone the correct way?

Charlie MacPherson That would be great to have, but unfortunately there's not really a space for that. Our only option is having it in the shared basement.

I'll be renting out the bottom unit of my duplex in the near future. The house came with 2 washers (1 coin op) and 2 dryers in the basement. One set of washer/dryer is really old. My wife doesn't like the idea of sharing washer and dryer with tenants. What's the best way to approach this? Try to sell existing appliances and buy 2 sets of coin op, 1 for tenants and 1 for us?
I'd be interested in this as well. Just bought my first property in Weymouth.

@Derreck Wells Thanks for the feedback Derreck. I was able to confirm from the online database that the unit that I'm living it was tested and deleaded. However, there is no record of the downstairs unit being tested and deleaded. So, any home built before 1978 needs to be deleaded before renting to a prospective tennant? And I should get the lead inspection before doing any patchwork and painting, right?

@Nicholas Cook How would testing the property impact my painting plans? My plan was to patch up the holes that are in the walls, sand, prime, and paint. If I can provide a lead disclosure as Lee mentioned, then I guess there is no reason for me to test for lead.

I just purchased by first property and I'm in the process of getting one of the units of my newly acquired duplex ready for rental. How do I test for lead paint, and should I have the house tested prior to re-painting? What's the best type of paint to use? The current colors are really ugly so I'm going to be repainting the entire unit.
