Completely agree with Ali.

You can definitely buy out of state and profit but I would research the market you're planning to invest in to make sure the prices you're paying are fair and the area you're investing in is somewhere you actually want to invest in.

Personally, I would take a trip down there as well to see the property and interview some of the management companies in the area :)

You'll love this site. Packed with lots of insight and great information.

Investing in lower/middle income areas bring in higher cash flows. However, as others have stated, there are more repairs and evictions then upper-middle income or higher income neighborhoods.

If you have tons of capital to invest then investing in better neighborhoods is a probably a better choice but if you're just looking to make some cash flow then lower/middle income areas can be a good choice. Just avoid a war zone, at all costs.
