I think Turnkey's can be a great investment for starters as most of the work is done for you. But I always tell my clients that buy from us that even with turnkeys, the risk of repairs and maintenance or property evictions are possible and they are free to choose their own management companies.

The difference between a turnkey and investing in a fixer upper is that the work is done for you and you pay a slightly higher price for that. Aside from that nothing really changes than what you would be doing on your own.

I personally invest in low middle income areas where I am able to generate a generous amount of cash flow.

I find that investors are usually afraid to invest due to having bad tenants or more repairs but keep in mind that although the likelihood of having better tenants in a higher income area is higher, good and bad tenants are everywhere. Repairs will always be an issue. This is part of being an investor. The question is do you want to create more positive cash flow?

Yes, they charge a certain percentage per month plus repair/eviction costs if it needs.

I would do some research on management companies before hand though.

I'm originally from SF Bay Area as well. I agree the market there is insane. I invest heavily in Wisconsin and have good success in investing out of state.
