You are correct on all accounts. Ultimately I will need both flip and hold agreements, but my first priority is flips because I plan to start with a couple flips first.

And yes, my LLC would be purchasing the properties and would be the entity that contracts with the other investors.

Hello!  I have a couple of private lenders who will be passive.  Their return will be a % of the profits, not a traditional loan.  They want me to create the document for their review.  My thought was to create a sort of standard document where I can just plug in amounts and terms deal by deal.

After speaking with several RE attorneys in Fort Worth, I am left wanting.  Responsiveness has been very disappointing, and when I do manage to speak with one, they can't do what I'm asking for.

Does anyone have something like this that they would be willing to share with me?

And, can anyone recommend an attorney in Fort Worth who would be able to work with me on this?

I searched the forum for discussions on pros and cons of using a mortgage broker, and was left wanting. So I'm starting a new thread to ask all of you experienced investors. 

I used lending tree to find the mortgage when I purchased my house, and was happy with the experience, but feel like a relationship with a real live human (or multiple humans) might be a better route for my REI business since I will be doing this a lot.

Thoughts?
