Seeking private lending agreement

Hello!  I have a couple of private lenders who will be passive.  Their return will be a % of the profits, not a traditional loan.  They want me to create the document for their review.  My thought was to create a sort of standard document where I can just plug in amounts and terms deal by deal.

After speaking with several RE attorneys in Fort Worth, I am left wanting.  Responsiveness has been very disappointing, and when I do manage to speak with one, they can't do what I'm asking for.

Does anyone have something like this that they would be willing to share with me?

And, can anyone recommend an attorney in Fort Worth who would be able to work with me on this?

Thanks!

Hi Myranda, I'm an attorney but licensed only in New York. I'm involved in networking groups/forums with other attorneys across the country. I'll send a message to see if anyone is a real estate attorney in TX near the Fort Worth are and let you know. If I find anyone I'll pm you.

Just to be clear, you're investing with other individuals and will be buying all cash deals using their capital and possibly some of your own capital + sweat equity. You're looking to have an agreement drafted and put in place between you and these other investors that breaks down the distribution of profits. Is this for fix & flips or rentals? Also, I'm assuming you'll be investing through an LLC or other entity, is that correct?

Let me know the above when you can and I'll get the info out.
