This is awesome advice. I use a hard money loan and I am glad I do. 

Im 17 so I have no credit , we have the same problem. I use a private investor my mentor introduced me to. 

I know my mentor uses a private hard money loan from an investor he met at a local REI meet up. Try networking in your local area as well as the marketplace on BP.

If you absolutely are against hard wood floors but hate having to replace carpet , you could always consider using carpet tiles. An ingenious way to repair heavy traffic areas with out having to do the entire space.
