I am planning on refinancing a rental property worth approx $200K (current loan of $108K) I would like to take out $30K in a cash out refi. The fees for this transaction are around $4500. That is around 15% of the total cachet amount. Is this too costly to refinance at this point?

I plan to use funds to purchase more units.

@Scott SutherlandHey Scott, thank you for sending this spreadsheet. I would love to use this strategy in the Austin area. I work a full time job and don't have a lot of free time during the week. How much time does it take to look after a short term rental? (I would live in one side of the duplex and rent out the 2nd unit)

I am looking for an owner occupied multifamily in south central Austin. In the Austin market will I be better off getting a duplex which may or may not have greater appreciation, or try for a 3 or 4-plex which would have better cashflow?  

Also any neighborhoods in $200-$300K range that would have multifamily properties?

I have questions on this too, what is the industry standard for ROA? ROI? and ROE?
