What is the tyipical  vacancy rate for Corprate housing?

Is the BP calculator have enough detail? I have been using a ExCel but am looking to change to a software program.

Do you have to pay taxes when you transfer a property to a Living Trust?

Also, would this cause any problems with the bank we have a mortgage with?

I purchased a duplex nearly two years ago. I have since moved out of the property and would like to refinance. I was told with an investment duplex, I can only get a 70/30 ratio loan on this property. Does anyone know if its possible (or a leander in TN) that would loan 80/20? To clarify this is an non-owner occupied duplex. I would like to do a cash out refi.

I ran into a 6 month seasoning issue. We bought a property with conventional loan, fixed it up and wanted to refinance it immediately. My lender informed me I would need to wait 6 months to let it season. Anyone found away around this issue?
