Austin Multifamily

I am looking for an owner occupied multifamily in south central Austin. In the Austin market will I be better off getting a duplex which may or may not have greater appreciation, or try for a 3 or 4-plex which would have better cashflow?  

Also any neighborhoods in $200-$300K range that would have multifamily properties?

    With that being said I also love 78704. It's where I "location hold" properties. The price point is just really high. Like Mr. Salas pointed out its hard to find deals...

    I cash flow properties in round rock which is in the county just north of Austin/Travis.
